Housing Sale Reduces 19% Across Major Cities; Supply Down By 30%

Housing sales in India’s nine major cities are expected to decline by at least 19% year-on-year (YoY) in Q2 2025 (April–June).

New housing supply across these cities is projected to fall by 30% YoY during the same period, as per PropEquity data.

Mumbai saw the sharpest drop, with sales declining 34% YoY to 8,006 units and new supply falling 61% YoY to 4,949 units.

Thane mirrored Mumbai’s trend, with a 34% fall in sales YoY and a 58% drop in new housing supply YoY.

Of the nine cities surveyed, seven experienced a YoY decline in housing sales.

Only Delhi-NCR and Chennai saw YoY increases in housing sales—16% and 9%, respectively.

On the supply side, six cities recorded declines in new housing stock.

Delhi-NCR was the top exception, showing a 37% YoY increase in new supply, followed by Hyderabad (19%) and Chennai (6%).

Housing Sales Set to Fall Below 1 Lakh Units for First Time Since Q3 2021

Housing sales are projected to dip below the 1 lakh unit mark for the first time since Q3 2021 (July–September).

New housing supply is also expected to remain below the 1 lakh unit mark for the fourth consecutive quarter.

“This is for the first time since Q3 2021 (July–September) that housing sales have fallen below the 1 lakh unit mark. Supply, too, has stayed below the 1 lakh unit mark for the fourth consecutive quarter,” said Samir Jasuja, Founder and CEO of PropEquity.

Jasuja noted that Mumbai, Bengaluru, and Navi Mumbai are stabilising after reaching peak levels in 2023 and 2024, leading to a Q-o-Q decline in both sales and supply.

Jasuja also stated, “Delhi-NCR has witnessed the maximum growth in this quarter owing to a rise in supply in Ghaziabad and Greater Noida.”

In Bengaluru, housing sales dropped by 6% YoY to 14,676 units in Q2, while supply decreased by 13% YoY to 14,243 units.

Hyderabad saw a 20% decline in sales to 11,815 units in Q2, but a 19% increase in new supply to 10,544 units.

Navi Mumbai’s housing sales fell by 17% YoY to 6,833 units, and supply dropped by 56% YoY to 4,592 units.

Pune experienced a 27% fall in housing sales to 17,196 units in Q2 and a 40% drop in new supply to 14,845 units.
