Serene Communities, one of India’s leading senior living brands, has tied up with Gardencity Realty Pvt. Ltd. to develop a premium senior living community in Budigere, a fast-growing residential belt in east Bengaluru. The project, with a saleable area of about 3 lakh sq. ft. and a Gross Development Value (GDV) of nearly ₹300 crore, marks a significant addition to Serene Communities’ expansion pipeline amid rising demand for purpose-built retirement housing.
The Budigere launch forms part of Serene Communities’ broader national growth strategy. The company currently has 11 new projects under planning, involving a cumulative investment of ₹2,500 crore. These developments will add 3,000 new senior living units to its existing portfolio of 1,700 operational homes. In Bengaluru alone, the firm expects to deploy roughly ₹500 crore over the next three to five years as the city sees steady uptake for organised, wellness-driven senior living.

Located adjacent to The Virtuoso—one of India’s most recognised senior living communities—the upcoming Budigere project will offer around 250 premium 2- and 3-BHK residences, with prices starting from ₹80 lakh. Regulatory approvals are expected within six months, after which construction and sales will begin.
The community is being planned around the principles of positive ageing, with amenities such as a clubhouse, library, dedicated dining and activity areas, senior-friendly fitness zones, therapy gardens, physiotherapy suites, spa, swimming pool and a 24×7 health and wellness centre. Landscaped gardens, walking and cycling tracks, and curated outdoor activity spaces are expected to encourage active, independent and dignified living.
Budigere has emerged as a well-connected suburban node, supported by strong road links, proximity to IT parks and industrial clusters, and convenient access to Kempegowda International Airport. The presence of healthcare facilities, pharmacies, retail hubs and leisure infrastructure further strengthens its appeal as a senior-friendly location.
“Budigere has become one of Bengaluru’s most attractive senior living destinations, supported by strong infrastructure and a balanced social ecosystem,” said Rajagopal G., Co-Founder, Director & Group CEO – Serene Communities by Columbia Pacific. “Our partnership with Gardencity Realty is built on shared values and a common vision of creating high-quality communities for today’s active seniors.”

Kuttu Muralikrishnan, Managing Director, Gardencity Realty, said the company’s earlier association with Serene in Chennai delivered strong results. “Extending that collaboration to Bengaluru was a natural step. Our development expertise combined with Serene’s deep understanding of senior living provides a strong platform for this project,” he said.
Ashish Bhasin, CEO, Gardencity Realty, added that the partnership aligns with Gardencity’s plans to scale its presence in the senior living space. “We are also exploring additional joint projects in cities where we have sizeable land banks,” he said.
The collaboration reinforces Serene Communities’ long-term commitment to shaping India’s senior living landscape with communities focused on independence, connection and holistic wellbeing.
