NCLT allows withdrawal of insolvency proceedings against ATS group project

Synopsis

ATS Knightsbridge, a premium Noida project, is out of insolvency. The National Company Law Tribunal approved its withdrawal after a settlement with lenders. This brings relief to homebuyers. ATS Group plans to complete and hand over the project in 18-24 months. The group is also showing strong financial performance with recent repayments and successful sales across other projects.

The National Company Law Tribunal has allowed the withdrawal of ATS Group’s premium Noida project ATS Knightsbridge from the corporate insolvency resolution process (CIRP), giving relief to homebuyers.

The withdrawal was allowed following a settlement with lenders under Section 12A of the Insolvency and Bankruptcy Code.

ATS Knightsbridge was one of the first few luxury residential development in Noida but got stuck midway.


According to industry experts, while many recent launches in the ultra-luxury segment have leaned toward mixed-use formats or multiple residential configurations, ATS Knightsbridge is a pure residential development with a singular product profile. The project comprises residences of the same size, with one apartment per floor, creating a low-density format centred on privacy, exclusivity and premium living.

The largest advantage, is the project is at an advance construction stage with structures of all 5 towers ready or close to completion. The group plans to handover the project in 18-24 months subject to conditions such as GRAP.

“Our focus will now be on restoring confidence, elevating the product experience, and positioning Knightsbridge as luxury residence in NCR,” said Getamber Anand, Chairman, ATS Group.

The development also comes at a time when the group has sought to highlight stronger execution and financial momentum across parts of its portfolio.

In November, 2025, ATS HomeKraft, mid-income housing developer repaid Rs 1,250 crore to HDFC Capital Affordable Real Estate Fund – 2 (HCARE-2) through project cash flows.

The HCARE-2 portfolio with ATS HomeKraft included projects comprising of more than 7,500 units with a total sales value of Rs 8,000 crore.

The ATS Group also pre-paid the government-backed SWAMIH Investment Fund I by prepaying Rs 190 crore for its ATS Marigold project on the Dwarka Expressway.

In October 2024, the company said it had sold all 334 homes launched in the first phase of Sanctuary 105 on Dwarka Expressway for Rs 825 crore. In March 2025, it said it had sold around 400 residential plots worth over Rs 1,200 crore in the first phase of Province D Olympia on Yamuna Expressway, with expressions of interest from around 1,000 customers.

ATS group has completed 25 residential projects totalling more than 60 million sq. ft. Additionally, it currently has 24 ongoing projects with a combined saleable area of 30million sq. ft.
