Tata Power, Keppel partner Tata Realty to deploy large-scale cooling-as-a-service at Chennai tech park

Tata Power Trading Company, Keppel Limited, and Tata Realty are launching a major cooling service at Intellion Park in Chennai. This project will provide efficient cooling for the IT corridor. The initiative aims to significantly cut energy use by over 20 percent. It uses advanced AI and machine learning for optimal performance.

Tata Power Trading Company Ltd, a wholly owned subsidiary of Tata Power, has partnered with Keppel Limited and Tata Realty and Infrastructure Limited to deploy a large-scale cooling-as-a-service (CaaS) solution at Intellion Park in Chennai, marking a push towards energy-efficient commercial infrastructure, according to an exchange statement.

The project, located in Taramani’s IT corridor and spanning over 25 acres, will have a total installed cooling capacity of 12,100 tonnes of refrigeration (TR) and is scheduled to go live by October 2026 under a 15-year contract. The deployment is expected to reduce the facility’s overall energy consumption by more than 20%, supported by high-efficiency systems and optimised lifecycle operations.

At the core of the solution is an AI- and ML-driven Operations Nerve Centre developed by Keppel, enabling real-time monitoring, predictive analytics and dynamic performance optimisation. The system is designed to enhance efficiency, reliability and sustainability across the campus, which already sources green power from Tata Power.


The collaboration brings together Tata Power’s energy expertise, Keppel’s global capabilities and Tata Realty’s asset management, positioning cooling-as-a-service as a scalable model for large commercial and industrial developments. The partners indicated that the engagement could expand to cover broader HVAC systems over time.

Commenting on the partnership, Dr. Praveer Sinha, CEO and MD of Tata Power, said the initiative aligns with rising cooling demand in India’s commercial real estate sector and will help deliver “efficient, low-carbon cooling at scale” while supporting decarbonisation and long-term value creation.

Sanjay Dutt, MD and CEO of Tata Realty and Infrastructure Limited, said, “This agreement marks a fundamental shift in how we design, operate, and sustain modern commercial assets—from ownership-led infrastructure to a performance-driven, service-led model where outcomes define success.”

Keppel’s Infrastructure Division CEO Cindy Lim added, “Cooling is no longer a standalone utility and is becoming core to how the built environment and commercial assets are designed, operated, and decarbonised. Our AI- and ML-enabled Operations Nerve Centre will continuously optimise energy performance in real time, enhancing efficiency, system resilience and cost outcomes.” She further noted that the partnership aims to establish a scalable model for deploying cooling-as-a-service across large developments.

Tata Realty, which plans to expand its portfolio to around 30 million sq ft over the next five years with a focus on net-zero goals by 2045, is expected to leverage such partnerships to enhance sustainability across its assets. Tata Power and Keppel also said they are building a pipeline of similar projects across commercial real estate, data centres and large mixed-use developments.

According to the International Energy Agency, India is expected to become the world’s largest consumer of space cooling by 2050, underscoring the importance of scalable solutions such as cooling-as-a-service in the country’s energy transition.
