Mumbai: Amazon India arm Amazon Seller Services has sub-leased nearly 2.78 lakh sq ft of warehousing space in Bengaluru’s Nelamangala micro-market from Assetz Industrial Parks, a group company of Singapore based AGP, underscoring continued demand from e-commerce companies for large Grade-A logistics facilities in the city’s peripheral warehousing hubs.
The sub-lease commenced from January this year, while the rent commencement date has been set as March 15, 2026. The agreement includes a rent-free period of two months and 15 days.
The warehouse facility is located at Billanakote Village, Sompura Hobli, Nelamangala Taluk in Bengaluru Rural district and the lease agreement was registered on April 7, showed property registration documents accessed through CRE Matrix, a realty data analytics platform.

Amazon’s seller marketplace and e-commerce operations arm in India has agreed to pay a starting monthly rent of Rs 72.98 lakh for the 2,78,037.2 sq ft facility, translating into a starting rental of Rs 26.25 per sq ft per month.
The lease has been signed for a term of nine years with an annual rent escalation of 5%. As part of the transaction, the company has paid a security deposit of Rs 4.37 crore.
The facility includes 25 truck parking spaces and 150 bike parking slots, highlighting the growing preference for integrated warehousing assets with dedicated logistics infrastructure.
ET’s email query to Amazon India remained unanswered until the time of going to press, while Assetz declined to comment.
Nelamangala has emerged as one of Bengaluru’s key warehousing and industrial corridors due to its strategic connectivity to Tumakuru Road, NH-48 and major industrial clusters in western Karnataka. The micro-market has attracted occupiers from e-commerce, third-party logistics and manufacturing sectors seeking large-format warehousing facilities.

Bengaluru continues to remain among India’s most active warehousing markets, driven by demand from e-commerce, retail, quick commerce and industrial occupiers. The transaction also reflects sustained demand for long-term warehousing leases from e-commerce companies as they continue to expand fulfilment and supply chain infrastructure across major consumption centres.
