Magicbricks Housing Sentiment : The latest Housing Sentiment Index (HSI) report by Magicbricks on International Youth Day highlights the strong aspiration for home ownership among young Indians. Among all age groups, Gen Z reported the most positive feelings about home buying.

Gen Z homebuyers up to age 30 reported an HSI of 128, higher than Millennials' HSI of 119 and Gen X's HSI of 110–109. These findings show that while younger buyers' confidence in home ownership remains high, positive sentiment toward home buying gradually declines with age.

Nearly 75% of home buyers are under the age of 44

First-time home buyers recorded the highest HSI at 130. Then renters with the intention of home ownership have an HSI of 118, while existing homeowners looking to buy a second home have an HSI of 110. Nearly 75% of first-time home buyers are under the age of 44. This highlights the importance of young families in the demand for home ownership in India.

Female participation in the HSI survey increased to 40%

These findings also show that the base of decision-makers regarding residential property is broadening. Women's participation in the HSI survey has increased from 18% in the previous edition to 40% in August 2026, more than doubling from the previous edition.

Home ownership aspirations remain strong

While home ownership aspirations remain strong, buyers' expectations are becoming more realistic. Currently, Indian home buyers are aiming to purchase properties worth an average of 4.9 times their annual household income, compared to 5.2 times in the previous edition. According to the report, 69% of respondents expect no increase in property prices over the next year or a maximum increase of 5%. This suggests that buyers' expectations of near-term house price growth are more measured.

Positive home buying sentiment from 3 BHK category

A preference for larger homes is also being fueled by younger buyers. Positive home buying sentiment continues to strengthen from the 3 BHK category, with 4 BHK homes recording the highest HSI of 131. Then HSI of 4+ BHK houses is 128. According to the report, the 3 BHK and above housing options are still receiving good response, indicating continued demand for larger homes suitable for families.

Overall home buying sentiment

The overall trend in home buying remains positive

Although somewhat subdued, the overall trend in home buying remains positive. 54% of respondents intend to purchase a home in the next 6–12 months, indicating that the near-term housing demand trend continues. At the same time, buyers are taking a more cautious stance in price expectations. Nearly 7 in 10 buyers expect home prices to remain stable or increase at most 5% over the next year.

Prioritize value and long-term thinking

“Young and first-time homebuyers continue to show the most positive sentiments about home buying, even as overall market expectations are more measured. These findings show that home ownership aspirations remain strong for young India. Also, the increasing participation of women shows that the consumer base making residential property decisions is becoming more diverse. Buyers are prioritizing affordability, value and long-term considerations while balancing these aspirations,” said Prasoon Kumar, Chief Marketing Officer, Magicbricks said.
