Patna. There is going to be a big change in the land registry process in Bihar. Paperless registration system will be implemented from 17 August 2026. After this, registration of land documents will be done electronically through e-RS. Apart from reducing the paperwork, people are also expected to get relief from making repeated visits to the registration office.
Documents will be uploaded online
Under the new system, the parties registering the land will have to upload the necessary documents online. Property details, viewpoint map, photographs of parties and witnesses will also be submitted through digital medium. There will be a provision for Aadhaar e-KYC and consent-based Aadhaar authentication to verify identity. The parties and witnesses will also digitally e-sign the document before finalizing it.
Copy will be available on mobile as soon as registration is done
After registration of the document, the link of its PDF file will be sent to the registered mobile number or e-mail of the person concerned. Along with this, a printed copy of the registered document will also be made available. This will reduce the need for people to visit separate offices to get copies of documents.

In the new system, the digital record of the documents registered will be kept safe in the data center of the state. This will provide relief from the problem of loss, tearing or damage of paper documents. If needed, an e-certified copy of the document can also be taken out in future.
Fraud will be banned
The paperless system aims to make land registry more secure, transparent and easier. The system of digital verification and e-sign is expected to reduce the possibility of use of fake documents. The department believes that with the use of technology, the functioning of registration offices will also become faster and systematic.
With the implementation of the new system, the process of land registry in Bihar is expected to be more digital and convenient than before. However, in the initial phase, necessary training is also being given to the people and document writers to understand the new system.
