
Tata Consultancy Services (TCS) one of India’s leading IT services and consulting companies has signed India’s biggest office lease deal of the year. The company has rented 1.4 million square feet of space at the 360 Business Park in Bengaluru’s Electronic City. Over the next 15 years TCS will pay more than Rs. 2130 crore in rent for this space. To put this amount into perspective with that much money you could buy around 266 helicopters in India considering the cheapest model costs about Rs. 8 crore each. TCS Bengaluru office monthly rent details: The office spread across Towers 5A and 5B has been developed by Labzone Electronic City. TCS will start moving into the space in two phases beginning April 2026. According to real estate analytics firm Propstack the lease agreement locks in a 15-year term with a monthly rent of about Rs. 9.31 crore (Rs. 66.5 per square foot). The rent will increase by 12 per cent every three years. As part of the deal TCS has also paid a security deposit of Rs. 112 crore. TCS Bengaluru office area details Tower 5A has 6.8 lakh square feet of space while Tower 5B has 7.2 lakh square feet. Both towers include three basement levels a ground floor and 13 upper floors. According to certified government records the lease has been registered with the Bommanahalli Sub-Registrar Office. In the first phase TCS will occupy the lower eight floors by April 2026. In the second phase it will take over the upper six floors starting August 2026. This move signals that TCS is planning for a long-term workspace even as the IT industry continues to face mixed demand and a growing shift toward hybrid work models.
