Launch of Soumitra Vihar Scheme
Soumitra Vihar Yojana will be launched by Housing and Development Council near New Jail Road in Lucknow, Uttar Pradesh next month, i.e. in November. According to officials, in the first phase of this scheme, a layout of 200 acres is being prepared, which will include about 2000 plots. The process of registration of these plots will start from the first week of November. This scheme is the first housing scheme of the Council, in which land has been collected through land pooling. The price of plots here can be set between Rs 2200 to Rs 2700 per square foot. Housing and Development Council Secretary Neeraj Shukla said that efforts are being made to launch the scheme on November 1.
Farmers will get plots
For this scheme, land has been taken from farmers from many villages like Chand Sarai, Kasimpur Biruha, Habuapur, Moazzam Nagar, Sathwara, Sidhpura, Bhatwara, Paharnagar Tikriya, Kabirpur, Magahua and Bailey. Under land pooling, developed plots equal to one-fourth have been provided to the farmers who donated land. Housing Development Council Deputy Housing Commissioner Chandan Patel said that a total of 1247 plots ranging from 112 square meters to 300 square meters have been allotted to farmers. Now after opening the registration, lottery will be organized for plots ranging from 30 square meters to 300 square meters.
Benefits of land pooling
Aggregating land through land pooling is more simple than acquisition. According to officials, if the land is acquired, farmers get Rs 34 to 40 lakh for one bigha at the circle rate. Whereas, in land pooling, a plot equal to one fourth of the land is given. The price of land in the scheme can be Rs 2200 to 2700 per square foot. Thus, the price of the developed plot given to the farmers can be between Rs 1.50 crore to Rs 1.75 crore. In this way, the land giver will get four to five times benefit in land pooling.
