Lucknow: The Uttar Pradesh government has taken a major step toward streamlining and making building construction in rural areas more systematic and transparent. Under the new system, approval of maps will now be mandatory for certain building categories, even in district panchayat areas outside the jurisdiction of development authorities and municipal bodies. This decision aims to curb unplanned construction, control illegal plotting, and provide better infrastructure to the people.
For which buildings will the map be required?
According to the new guidelines, if a person wishes to construct a three-story building on an area exceeding 300 square meters in a rural area, they must first obtain approval for the building plan from the district panchayat. This rule applies to residential buildings as well as educational, commercial, and other construction projects. However, approval for a two-story building on a plot of up to 300 square meters will not be mandatory.
Building construction will get a planned form
The government’s new building bylaws aim to ensure planned development, even in rural areas. They will attempt to control unauthorized colonies and unauthorized construction. They also emphasize making the building construction process more transparent and simple.
Strictness will increase on construction in illegal colonies
Under the new system, if the layout of a colony or plot of land is not approved, the map of the buildings to be constructed there will not be approved. In such cases, building owners may face various administrative and financial difficulties in the future.
Bank loans and facilities may be affected
Houses built in colonies without approved layouts may face difficulties in obtaining bank loans. Furthermore, access to electricity, water, roads, drainage, and other basic amenities may also be difficult. Therefore, it is crucial to verify the legality of the colony before purchasing a plot.
Officials appealed to the people to be cautious
District Panchayat officials have urged people buying plots in rural areas to invest only in colonies with approved layouts. This will prevent future problems with map approval, obtaining bank loans, and taking advantage of government benefits.
