Real estate businessman C.J. Roy started 'Confident' company in 2005 without taking any loan and built a huge empire with his own money. His brother has alleged that Kerala's I.T. He committed suicide due to pressure and harassment from the authorities.
Bengaluru: C.J., a successful businessman who has built a huge empire in the field of real estate in India and abroad without taking loans by mortgaging people's dreams. The tragic end of Roy's life is a game of fate. He had said, 'I came into real estate by choice, not by chance (real estate by choice, not by chance)'. He created a new history in real estate business through 'Confident' company. Now the question arises whether his unwavering belief in his abilities became a thorn in his side from the very first day he entered the business.
At a time when real estate meant making profits by selling people's dreams, Roy's statement that 'I am not indebted to people's dreams' surprised everyone. Staying true to his word, he started the company in 2005 with his own money. Leaving Bengaluru, he laid the foundation of real estate business in Sarjapura of Anekal taluka. From there, Roy's journey in land business began. Later his empire spread across the country and abroad. Roy had told in detail the story of moving forward in his life in different interviews.
C.J. Roy's mantra- Business is not a part-time job
Before starting real estate business, Roy worked in private companies. In 1990, Roy started a small job in a BPO company. Later he also worked in some other companies. After 1997, he left white-collar jobs and entered the real estate business. He had said, 'I have also worked from 9 am to 5 pm'. He started real estate in the late 90s, when the multinational company culture was just emerging. He had said, 'Business is not a part-time job, it is a full-time job'.
Without taking loan C.J. How did Roy build an empire worth crores?
Roy had said, 'It may be surprising to hear that I started the business in 2005 without taking any loan. I didn't like taking out loans on people's dreams. People buy plots to build their dream homes in the layouts created by me. If there was an economic recession, not only would my project be ruined, but people's dreams would also be shattered. Therefore, I used to complete my projects by investing my own money. For this reason, our company did not face any financial problems even during the global economic recession of 2008 and 2016 and Corona.
C.J. Story of Roy's business start-up
He used to say, 'In 2001, land in Sarjapura area was worth Rs 6 lakh per acre. Then I bought the land by paying Rs 1 lakh more than the market price. Even today if you ask the people there, they will say that Roy means one who gives generously. 1 acre of roadside land was worth Rs 25 lakh, which has now become worth Rs 43 crore. Whenever I made a plan, I thought that it would benefit many people in that area, from grocery stores to supermarkets, everyone.
He had explained, 'The Sarjapura I chose had Electronic City on one side and Whitefield on the other. At that time these areas were full of IT companies. Later came Manyata Tech Park. There were good schools in Sarjapura then. I planned to settle in Sarjapura keeping in mind the education of children for IT company employees. I said, you may go anywhere for work, but the family should stay at one place. You (parents) should travel for job, but why should children travel for school? This plan was also successful.
He had informed, 'When I started the company, my wife and four friends were directors. Then there was a discussion on whether the project should be done in the CBD area or somewhere else. With the money I had at that time, I could do two projects in the CBD area. But could buy 100-150 acres of land in Sarjapura. My goal was to do something big with less money. That day my plan was supported only by my wife. Finally I chose Sarjapura. The decision not to work in Bengaluru yielded 10 times more benefits.
C.J. When did Roy buy his first car?
In 1994, I bought Maruti-800 for Rs 1 lakh 10 thousand. That was the first car in my life. Before buying this car I did not know how to drive. Later I sold that car and bought another one. But I had a very emotional attachment to the first car. So I announced that I will give a reward of Rs 10 lakh to whoever finds my car which was sold thirty years ago. Finally, got my first car.
After being scolded by the salesman, C.J. Roy's passion for cars awakened
Roy had told, 'Our house was near Koramangala. In my childhood, my father had only one scooter. I used to go to school by bus. One day while going to school, there was a huge crowd gathered in front of the showroom of Dolphin car. Dolphin car came in the market before Maruti. There was a big craze for that car at that time. I somehow entered inside the crowd carrying my school bag. Then the salesman of that showroom looked at me and scolded me, 'Hey boy, get out of here, what car will you buy?' And sent me out. That very day I swore that one day I would buy every model of car. After this, I got my son toy Rolls Royce and Ferrari to play with in his childhood and told him that he would get a real car when he grows up. Both these things were in my mind. And today, I have 20 cars including 6 Rolls Royce'.
CJ used to use a different colored car every day. Roy
I had only Rs 10,000 when I bought my first car. Then I borrowed money from friends and bought a car and when I took it home, my wife was surprised. I asked her, 'Why are you opening your eyes just like this? Now 6 more cars will arrive. I will travel in a different colored car every day. On this my wife said, 'First pay off the loan of this car.' But today I travel with my wife in 6 Rolls Royce cars.
C.J. Roy's mother had laid the foundation of real estate
Roy had told, 'In 1995-97, my mother used to build and sell a house on a 30*40 plot in Bengaluru. He had an accountant at that time. The real estate accounting skills I learned from my mother laid the foundation of the Confident empire. My mother was 10th pass, which was considered a big qualification in those times. His calculations in building the house were amazing. She would tell how much cement, gravel and stone would be required, and the cost would be exactly the same.
Inspired by Roti, Kapda and Makaan, C.J. Roy chose business
Roy had said, 'Wherever you go in the world, there will always be business of bread (food), clothing and housing. These cannot be changed. To survive, people need food, clothes to cover their body and house to live. These businesses can be done in different ways. I also chose 'house'. I had complete clarity about my dreams and goals.
